Roofing, Scaffolding & Cladding – Limited Companies

Accounting and tax support for roofing contractors, scaffolding firms and cladding installers trading through a UK limited company.

Who this is for

This package is designed for limited companies working mainly in:

  • Pitched and flat roofing – new roofs, re-roofs and repairs
  • Scaffolding supply, erection and dismantling
  • Cladding and façade installation on domestic or commercial projects
  • Mixed firms providing a combination of roofing, scaffolding and external works

Typical income and project types

  • Domestic re-roofs, flat roof overlays and leak repairs
  • Commercial roofing contracts and maintenance programs
  • Scaffolding hire – supply and erect, hire-only or labour-only
  • Cladding and façade systems, soffits, fascia and guttering installations
  • Subcontract work for main contractors and developers (often under CIS)

We help you distinguish materials, labour, plant and hire income so that your margins are clear and VAT and corporation tax are calculated correctly.

Common allowable expenses for roofing & scaffolding Ltd companies

Typical costs that are usually allowable for tax when wholly and exclusively for the business include:

  • Roofing materials – tiles, slates, felt, membranes, battens, fixings, lead and flashings
  • Scaffolding materials – boards, tubes, fittings, ties and proprietary systems
  • Cladding panels, insulation, rails and specialist fixings
  • Plant and access hire – telehandlers, cherry pickers, hoists and platforms
  • PPE and safety equipment – harnesses, fall-arrest systems, helmets, hi-vis, boots and gloves
  • Edge protection, netting and safety signage
  • Waste disposal – skips, grab lorries and site clearance services
  • Vans and vehicles – fuel, insurance, servicing, MOT and road tax (business proportion)
  • Insurance – public liability, employers’ liability and high-risk cover for roofing/scaffolding
  • Training and certifications – working at height, CSCS, CISRS and other site tickets
  • Tools and consumables – nail guns, cutters, drills, sealants, mastics and tapes
  • Office and admin costs – bookkeeping software, phones, stationery and accountancy fees

Larger items such as scaffolding sets, access systems and vehicles are normally treated as capital assets; we apply the appropriate capital allowances so you still receive tax relief in a structured way.

CIS, VAT reverse charge and compliance

Many roofing and cladding companies work almost entirely within the construction supply chain, which means:

  • You may suffer CIS deductions when working for contractors
  • You may have to apply the VAT reverse charge on certain invoices
  • You may both suffer and deduct CIS if you have subcontractors yourself

We reconcile CIS suffered, ensure CIS deducted from subcontractors is reported correctly and review whether the VAT reverse charge rules apply to your customer base and invoicing.

Weather, retentions and work in progress

Roofing and cladding projects often have:

  • Weather delays and extended project periods
  • Retentions held back until the end of defect periods
  • Work in progress at the year-end where materials are on site but jobs are not complete

We help you handle deposits, stage payments, WIP and retentions in a simple way so your accounts reflect the genuine progress of your jobs and not just cash received in the bank.

What we need from you to file accounts & CT600

To prepare year-end accounts and your corporation tax return, we will ask for:

  • Business bank statements (and any credit/card finance used by the company)
  • Sales invoices and job summaries, including stage payments and retentions
  • Purchase invoices for roofing, scaffolding and cladding materials
  • Hire invoices for access platforms and plant
  • Insurance schedules (so we understand the level and nature of cover)
  • CIS deduction statements from contractors you work for
  • Payroll reports for directors and any site staff
  • Details of any major kit or vehicle purchases/finance agreements

Once we have these records, we reconcile your income and costs, calculate corporation tax, verify CIS and VAT treatment, and file your accounts and CT600 with HMRC and Companies House.
